As summer winds down and the Alexandria lakes area settles into fall, the way a home shows changes too. Shorter days, cooler light, and fewer boats on the water mean staging has to work a little differently than it did in July. Here's what I walk sellers through this time of year.
With sunset coming earlier, interior lighting matters more than it did a few months ago. Open blinds and curtains fully for daytime showings, and make sure every lamp has a working, warm-toned bulb for anything scheduled later in the day. A home that feels dim in October can feel genuinely unwelcoming, even if it's the exact same house that showed beautifully in June.
A few tasteful touches — a seasonal wreath, a bowl of real or high-quality faux gourds, a warm-toned throw blanket on the couch — help a home feel current and cared for. Skip anything that reads as Halloween decor specifically once you're in showing season; it narrows the home's appeal and can distract from the space itself.
Curb appeal doesn't take the fall off. Leaves need to be cleared regularly, not just raked once, and gutters should be visibly clean. For lake properties specifically, a dock that's already pulled or clearly well-maintained for the season signals a home that's genuinely cared for year-round, not just during peak summer.
Fall is the easiest season to make a home feel cozy. Warm neutral tones in any staging textiles, a subtle non-overpowering scent (think cedar or a light spice, never anything heavy), and a comfortable interior temperature during showings all add up. Buyers remember how a home felt, not just how it looked.
If you're thinking about putting your home on the market this season, I'm happy to walk through it with you and talk through exactly what will help it show its best. Reach out anytime — fall is a genuinely good time to sell in this market, and a little preparation makes a real difference.
Whether you're just starting to explore the Alexandria lakes market or ready to talk next steps, we're happy to help.
