Mid-Summer Market Check-In: What's Happening in Alexandria Right Now

Jo Hvezda

We're past the spring rush and into the heart of summer, which is typically when the Alexandria market settles into a steadier rhythm. Here's a snapshot of what I'm seeing.

Inventory tends to level off by mid-summer after the spring listing surge. Buyers who are still searching this time of year often have a bit more room to negotiate than they did in April and May, especially on homes that have been on the market for a few weeks.

Lake homes in particular can see a second wave of interest in August, as buyers who've spent the summer visiting the area or renting a cabin start thinking seriously about making a purchase. If you've been considering listing, this can be a good window, since buyer interest is genuine and less rushed than earlier in the season.

For sellers, presentation still matters just as much in August as it did in May. Green lawns, full docks, and good natural light in listing photos all help a home stand out, even as the initial spring frenzy has cooled off.

As we move toward fall, I always recommend having a conversation about timing, whether you're buying or selling. A slower late-summer market isn't necessarily a worse one, it just calls for a different strategy. Reach out anytime if you want to talk through where things stand for your specific situation.
